Liven Communities expands its land lease platform.
Alternative Real Estate Fund Manager GreenFort Capital has announced the acquisition of two new land lease projects in regional Queensland hotspots, adding a further 750 lots to its growing development pipeline.
GreenFort has acquired a 25.09-hectare site at Gowrie Junction in Toowoomba suitable for 422 land lease dwellings and a 14.76-hectare site at Elliott Heads near Bundaberg with approval in place for 328 homes.
The group has moved quickly to scale its Liven Communities over 50’s platform with the latest acquisitions bringing the current pipeline to more than 1,000 dwellings with an estimated gross value of AUD$750 million. The business is committed to scaling further across lifestyle locations on the east coast of Australia.
Liven’s first community, Liven Beach Road in Hervey Bay, is already under construction while its second project, Liven Willow Rise in Southside, near Gympie, is expected to commence civil works in the first quarter of 2025.

GreenFort Partner and Liven Communities Co-Founder Adam Vaggelas said both the Toowoomba and Elliott Heads catchments were forecast to experience strong population growth with a higher-than-average proportion of residents aged over 50 years.
“Toowoomba and Elliott Heads are sought after seniors living regions, but each face a substantial undersupply of housing due to strong population growth from an aging local population and growing out of catchment migration from retirees seeking a tree or sea change,” he said.
“Our latest projects are well located within these two catchments, positioned close to existing services and further infrastructure either under construction or in the planning stages.”
The Gowrie Junction site, purchased for approximately $15 million, will provide a mix of two and three-bedroom dwellings on larger than average lot sizes with access to two community recreational facilities. Located on the corner of Gowrie-Birnam Road and Hayden Road, the site benefits from expansive private green space and offers a scenic valley outlook.

The Elliott Heads site is located 200 metres from the oceanfront, on the corner of Welch Street and Breusch Road, and is part of a master-planned South Beach development that will include a shopping centre, resort and tavern. The community will feature two and three-bedroom homes and resort-style facilities including a lounge, café, bar, cinema, gymnasium, pool, bowls green, BBQ areas, tennis and pickle ball courts.
“We are delighted with the early market acceptance of the Liven Communities platform,” Mr Vaggelas said. “The first stage of our Hervey Bay community was 90 per cent sold within days of the project’s launch with Stage 2 also experiencing strong demand.”
Liven Communities are appealing to today’s young-at-heart over 50’s generation, looking to downsize into high-quality land lease accommodation while freeing up capital to fund a fulfilling lifestyle in retirement.
